Kismet Stratton Buys Tulsa's Petroleum Club Building
Wichita-based Kismet Stratton Investments acquires 601 South Boulder from the Price Family, planning a restaurant, fitness club, and street revival.
The Price Family has sold the historic Petroleum Club Building in downtown Tulsa to Wichita-based Kismet Stratton Investments LLC, the two parties announced jointly on Sept. 28, 2026. The property, located at 601 South Boulder, changes hands as part of a broader effort to reinvigorate a landmark commercial address in the Oklahoma city's urban core.
Kismet Stratton has outlined an ambitious redevelopment program for the building that includes a ground-floor restaurant, a premium fitness club, and a restored street-level presence. The plans signal a pivot away from the building's historic identity as a private petroleum-industry gathering place toward a mixed-use commercial destination accessible to the wider public.

The acquisition reflects continued investor appetite for repositioning legacy commercial real estate in mid-sized American cities, where post-pandemic foot-traffic recovery has created openings for experiential retail and hospitality concepts. Financial terms of the transaction were not disclosed by either party. The timeline for tenant buildout and the planned restaurant and fitness operations was also not specified in the announcement.
