The greater Sacramento region is expanding its population at a pace that outstrips most of the country, yet the supply of land suitable for residential construction has not kept up, creating a widening gap between demand and available inventory.
Against that backdrop, Nick Sadek Sotheby's International Realty agents Tiegen Boberg and Lisa Paragary have launched Sierra View Estates, a gated development of six five-acre homesites located in Shingle Springs, in El Dorado Hills. The project represents the kind of large-lot, outlying development that emerges when closer-in parcels grow scarce and expensive.

The scarcity of buildable land in high-growth metros like Sacramento typically pushes developers toward peripheral communities and unincorporated areas, where entitlements may be easier to obtain but infrastructure costs can be higher. For buyers, that dynamic often translates into longer commutes and elevated per-acre prices even at a distance from the urban core.
Sierra View Estates positions itself as a premium alternative within that constrained supply environment, marketing gated privacy and acreage at a moment when move-up and luxury buyers face limited choices in the broader region. The El Dorado Hills corridor has drawn consistent interest from buyers relocating from the Bay Area seeking more space at comparatively lower price points.
