Federal Realty Investment Trust (NYSE: FRT) announced Thursday the acquisition of The Summit, widely regarded as Alabama's premier retail destination, in what marks the property's first sale since its opening. The North Bethesda, Maryland-based real estate investment trust said the deal is immediately accretive to funds from operations (FFO) per share, a key profitability metric for REITs.
The transaction represents a significant geographic expansion for Federal Realty, which has historically concentrated holdings in major coastal markets. Adding The Summit gives the trust a foothold in the Southeast, anchored by a property that draws more retail traffic than any other shopping destination in Alabama.

Federal Realty did not disclose the purchase price in the announcement, but the company's emphasis on immediate FFO accretion suggests the deal was structured to deliver near-term returns to shareholders. FFO accretion at closing is considered a positive signal in REIT acquisitions, indicating the acquired asset's income is sufficient to offset transaction costs without diluting earnings.
